How long do I have to sign a lease for?

The initial lease period is for one year. After the one year is done, the lease is then on a month to month basis.

How much money is required when I move-in?

We require a security deposit to reserve the unit once an applicant is approved, this is equal to one month’s rent. When the lease is signed and the keys are handed over to the tenant, that is the first day of rent charged. This amount may be pro-rated depending on the day of the month the lease is dated.

Are utilities included in the monthly rent?

No.  Tenant pays for water and power.

What appliances are included each property?

All of our properties have a refrigerator and a stove.  Most units have dishwashers.

What do I have to do to qualify?

Applicant’s monthly gross pay (before deductions for taxes, social security, etc.) must be four times the rent (e.g. if the rent is $800 per month, your gross pay must be $3200 per month.)  Applicant must be able to prove income with check stub, bank statement, or letter from the HR department where they work.

Do you accept HUD?

No.  We do not accept HUD.

Is smoking allowed?

Yes.

Are pets allowed?

Yes.  Pets are allowed in all units.  Some units have fenced in backyards.  Click here to check out our current available units.

Will you prorate my last month’s rent?

No.  We do not prorate your last month unless you are active duty military with new orders.
